Check an asking price against the estimate, and see how conditions in this area currently lean. Signals, not predictions: nobody can reliably call where prices go next.
Enter a price to compare it with the estimate and recent comparable sales.
Three independent methods, blended by how much each can be trusted for this house. The range reflects how much they disagree and how consistent the comparable sales are. In a backtest on about 2,200 Eastside homes that sold from April to September 2026 (each estimated without its own sale), the median error was 9%, and about 8 in 10 sold within the likely range. When prices are falling it does worse, because the home-price trend takes a few months to catch a turn: in the 2022–23 price drop, estimates ran about 8% high and about 6 in 10 sold within the range.

Data sources. Sale history, building characteristics and assessed values: King County Department of Assessments public data extracts (no owner names are included). Inflation: US Bureau of Labor Statistics CPI-U (all items, not seasonally adjusted), via FRED. Local home-price trend: a repeat-sales index computed from the same county sales (the method behind Case-Shiller), using only homes that weren't rebuilt or remodeled between sales. Schools: OSPI Washington State Report Card (via WASchoolLens), Stanford SEDA district reports, and each parcel's school district from the King County levy rate book.
Disclaimer. This is an educational estimate, not an appraisal or a broker's price opinion. County records don't capture interior condition, recent unpermitted work, or exactly what sits on the lot, and condos aren't included. A house that's been remodeled or rebuilt since its last sale will be worth very different from its old sale price. Talk to a local agent or appraiser before pricing a real transaction.
